Project Scope :      

In Accordance With The Historic Restoration Of The Royal Motel Located At Biscayne Boulevard, MIMO Historic District.

Due To Excessive Decay & Dilapidation Of The Existing Building Shell:

- Beyond Any Level Of Repair Is Proposed. 

- Entirely New Adaptive Reuse Of The Eastern Wing Into A 2-Story Commercial Use. 

- New Hambro Joist System & Concrete Topping.

The Historic Significance Of This Structure Primarily Rests Within It’s West Wing. 

West Wing Will Be Preserved & Restored In It’s Entirety. 

(Including):

- Historic Window & Wall Openings. 

- Façade Finishes.

- Signage.

(Whereas On The Eastern Wing Under The Same Roof): 

- We Proposed Enlargement Of Existing Motel Room Doors & Windows To Sliding. 

- Full-Bay Operable Doors In Order That The Motel Room Bays May Be Converted Into A Future Restaurant On The Ground Floor. 

- A New Fresh Seafood Bar On The Second Level.
